Clean accommodations with helpful staff.
While our room was comfortable, the location near the train station was quite chaotic. We found the exterior of the building uninviting and the neighborhood lacked charm. The breakfast timing at 8:30 didn't suit our schedule, as we'd hoped to start our day earlier.

The location is perfect, just a short walk from the train station. What stood out was the breakfast. It included delicious options that really set a great tone for the day. Jozan and Andrea, the hosts, were warm and made sure we felt at home. They even packed a breakfast for us when we had to leave early. The rooms were super clean, with the cleaning staff paying attention to every detail, which I appreciated greatly. The noise from the tram could be disruptive, especially for light sleepers, even with the double glazing. The bathroom in our Double Room Terrace was also a bit small. Despite these minor inconveniences, the cute atmosphere and excellent service were nice.

Its prime location, just a 30-second walk from the Santa Maria Novella train station, was ideal for my business trip. The accommodations were impeccably clean, and every detail was attended to, including the good breakfast with homemade cakes prepared by the host. The customer service was excellent, with staff going above and beyond to ensure a smooth stay, which greatly contributed to a positive work experience.
The bathroom was a bit cramped.

great stay but minor inconveniences
The hosts were helpful, offering personalized advice on what to see. Our room was immaculate, keeping the ambiance comfortable. Breakfast each morning was a good touch, with various options that were pleasing to the palate. Many guests appreciated the staff's friendliness.
While the location was convenient, the bustling area around it felt chaotic at times.

Staying here with my family and our precious dog was wonderful. The room was spacious and very clean. The breakfast was great-homemade treats every morning! The owners, Jozen and Andrea, and the close proximity to the train station was a bonus.
My kids wished for a larger bathroom for easier maneuvering.
